FAQs

Where can I find general information about the HOA and important contacts?

What are governing documents?

They are the legal structure of standards of operations for the community. The documents:
  • Define the rights and obligations of both the Association and its owners
  • Create a binding relationship between each owner and the Association
  • Establish the mechanisms for governing and funding the Association's operations
Set forth rules and standards for the following:
  • Protection of both owners and the community
  • Enhancement of property values
  • Promotion of harmonious living
They can be found here!

What are CC&Rs?

The Covenants, Conditions & Restrictions (CC&Rs) represent most community documents. These documents serve as guidelines to ensure design consistency and help establish an overall character for the community. Therefore, all residents are expected to familiarize themselves with these documents. The CC&Rs are located on the community website here or in your resident portal here!

What do the quarterly assessments cover?

All community Associations have fees or dues (assessments) to be paid to the Association. The assessments may cover costs such as:
  • Landscape and maintenance of common areas
  • Repairs and maintenance of amenities (i.e., pools, public bathrooms, storage areas, playgrounds, putting green, parks, ponds, fountains, etc.)
  • Lifestyle events
  • Insurances
  • Management and salaries of staff
View the budget and monthly financials in your resident portal here!

What happens if I don’t pay my quarterly assessments?

If you miss a payment 30 days after the initial pay period, fees will be charged to your account. For more information, click here!

Where can I store my trash cans on non-trash pickup days?

Per the ArrowBrooke CC&R’s, all trash containers must be stored out of view on non-trash days. Acceptable locations for storing trash containers include the backyard, garage, or behind ARC-approved screening (such as fencing or landscaping).

If you would like to install screening for your trash containers, please contact the Community Manager for information on how to submit to the ARC.

Do I need approval to add something to my yard or home?

All exterior modifications and additions require approval from the Architectural Review Committee (ARC) before beginning work. An ARC report states changes you wish to make to your external property, such as landscaping, house paint, roof color, outdoor pergolas, etc. The ARC at ArrowBrooke then reviews the document to determine whether the change(s) are approved or not.

This process can be found here! Additionally, the ARC applications can be filled out here

For more information on how to apply to the ARC, please contact the Operations Coordinator below or click here.

How can I request a new mailbox key if mine is lost?

If a mailbox key is lost, stolen, or needs replaced, the USPS can assist you in re-keying your mailbox for a small fee. Please visit your local post office at 120 Stanley Drive, Aubrey, TX, 76227 for assistance.
